A fantastic established suburb, highly sought-after schools, close to the CBD and the public transport links are improving, especially once the CRL is in, it’ll only be 20 minutes by train from what is currently 40 minutes.
That’s got to be a good thing.
Then you look a little closer at the scheme plan.
Yeah sure it complies, but is it the best use of the site?
The zoning is THAB and could accommodate 5 terraces or an apartment building. Given the location, it lends itself to terraced housing.
So why is it consented for detached cookie cutter homes?
Because it was easy.
Easy is good, but if through creativity you can achieve a better outcome and return with no significant increase in risk or cost, then why not be creative?
